Before I could upload a Just Listed post for my newest listing, it sold! The home went live on Saturday, and by Sunday we had multiple offers and an accepted contract. So, instead of a Just Listed post like I originally intended, I thought you might like to read how it happened!
Here is how my newest listing sold in one day with multiple offers!
IN-DEPTH MARKET ANALYSIS.
Before I met with the sellers to discuss numbers, I conducted an in-depth market analysis on their home. I researched how much homes sold for in the area, the current competition and how their house compared. Without this analysis, you could be pricing your home above market or you could be leaving money on the table. An in-depth professional analysis will make sure you receive the most money for your home!
STAGING THE HOME.
I completed a thorough walk through of the home with the sellers before professional photos were taken. During the walk through, I staged their home – advising them which items they needed to store or put away, which colors they needed to have throughout the home to make it stand out to buyers, and how to position the furniture to make the rooms attractive and appear larger. I advised them how to depersonalize their home and how to display decor to make it look like a model home. First impressions are important and staging a home will make it a great one. Remember, if the home doesn’t look good in the photos, buyers won’t be interested in seeing it in person!
COMPREHENSIVE MARKETING PLAN.
I offer one of the most comprehensive marketing plans in the area. More than just a sign in the yard – I make sure all of my listings are seen everywhere, and this home was no exception! Online and social media advertising, as well as leveraging the power of TV! If you want more details about my marketing plan, I would love to sit down with you and tell you everything I do to get homes sold.
WINTERTIME IS A GREAT TIME.
A lot of people are scared to sell their home in the winter. They believe that their home won’t sell because buyers are not interested in house hunting or moving in cold weather. This is untrue! Buyers are actively looking at homes that come up on the market, no matter what time of year it is. And, since there is typically lower inventory in the winter, if your home is marketed and staged properly- your homes could sell fast as well!
